Winter Is Coming – Prepare Your Commercial Property Now

Winter is arguably the most brutal season for buildings. Snow, ice, and freezing temperatures can all take their toll on your home or facility. The good news? There are multiple ways throughout the year to help protect your property from damage.

Start with inspecting some key areas of your commercial property:

Roof Inspection

  • Check Drains – Make sure they are clear of debris
  • Identify Drains and Mark Them
  • Roof Top Equipment – Check filters and required lubricant levels
  • Preform a Visual Inspection of the Roof – Look for any signs of wear and tear or damage that needs repaired before winter

Water Shut Off Valves

  • Check Shut Off Valves – If valves are exposed to cold temperatures and they have an interior shut off valve, close and drain the line
  • Vales with No Shut Off – These type you may want to think about some type of insulation to prevent freezing

Irrigation Systems

  • Shut off and drain the lines to protect from freezing, or use some type of insulation if there is no shut off and water remains in the line

Out Buildings

  • Inspect all out buildings
  • Shut off all water if there is no heat
  • Insulate pipes if there is no heat
  • Inspect roof and check all doors and windows

Storm Water Inlets and Drains

  • Inspect all storm water inlets and drains
  • Make sure there is no debris blocking the drain
  • Note: This is something that should be inspected on a regular basis, as with storms debris can accumulate at any time

Trees and Shrubbery

  • Walk grounds and inspect trees and shrubbery
  • Look for broken limbs
  • Look for signs of uprooting
  • Look at overall health of the trees and shrubs

Required Supplies

  • Inventory all required winter supplies:
    • Ice Melt for parking lots and sidewalks
    • Anti-freeze for protection of freezing systems
    • Spare pipe insulation
    • PPE protection (gloves, boots, etc.)

Vehicle and Equipment Maintenance

  • Check all vehicle and equipment fluid levels
  • Check engine oil
  • Anti-freeze
  • Windshield deicer
  • Check vehicle and equipment belts
  • Check all hydraulic systems
  • Check lubricant levels
  • Check all tires

Inspection of Doors and Windows

  • Inspect all doors
    • Keep a supply of some type of deicer for locks that could potentially freeze
  • Inspect all windows and sealants
  • Check all expansion joint sealants
  • Inspect all masonry surfaces
    • Look for any loose or decaying concrete or mortar that would allow moisture penetration or could cause structural damage
  • Check building foundation for soil erosion
